What, exactly, is meant by a “Life Equity” living arrangement?

The term, “Life Equity”, refers to a living arrangement where one purchases the right to occupy a townhome unit for as long as desired. Residents of Trinity Village Terrace pay a single, up-front price for their townhome unit. This payment, subject to the current real estate market value at the time the unit is transfered, less an administrative / transfer fee (as outlined in the Life Equity Occupancy Agreement), will be recovered by the resident or their estate when the unit is transfered .

Trinity Village Terrace is sponsored by Lutheran Homes Kitchener-Waterloo, a ministry of the Eastern Synod of the Evangelical Lutheran Church in Canada. Trinity Village Terrace retains title to the townhomes and property and is responsible for the building maintenance of the townhomes, upkeep of the surrounding property.

As a resident of Trinity Village Terrace, you can participate in activities, and choose from a variety of care and support services. Beyond any activities arranged by the residents of Trinity Village Terrace, you are also welcome to participate in church worship services, special events and other activities that regularly occur at the adjacent Trinity Village Care Centre. All residents of the life-equity housing project will have the opportunity to participate in a Residents’ Association which, in turn, can have input into the management, maintenance and operation of Trinity Village Terrace.

Similar to many accommodation arrangements, life equity living requires a monthly fee paid by the residents to cover items such as maintenance of the grounds and common areas. A capital reserve fund will ensure that major building components can be repaired over time. Residents will also be responsible for their proportionate share of municipal property taxes.

Trinity Village Terrace is designed exclusively for adults 55 plus. Through a Life Equity arrangement, you purchase the right to occupy your townhome at Trinity Village Terrace for as long as you wish. You (or your estate) will also have the opportunity to recover your initial investment at the real estate market value (less an administration / transfer fee) at the time your townhome is transfered. As a resident of Trinity Village Terrace, you will be able to access the variety of activities and support services which are available through Trinity Village Care Centre.


Will I Get Title Of Property With A Life Equity?

The actual property and townhomes are owned by Lutheran Homes Kitchener-Waterloo. You do not receive title to the property, however, your financial interests and rights are protected through a Life Equity Occupancy Agreement.

Trinity Village Terrace is designed to be occupied by the purchaser, subject to special circumstances as outlined in the Life Equity Occupancy Agreement. This will best ensure that the housing development continues to serve the needs of adults 55 plus.


What Is The Value Of My Life Equity Should I Decide To Sell?

Similar to other types of real estate, the value of your life equity townhome unit at the time you wish to transfer your unit will be determined by the market. In general, life equity suites rise and fall in accordance with the prevailing housing market. Upon the transfer of your suite, you (or your estate) will be entitled to the proceeds, less an administration / transfer fee.

How Will The Market Price Of My Townhome Unit Be
Determined When I Want To Sell?

Trinity Village Terrace will assist you when you wish to sell your townhome unit. The price at which the life equity will be sold will reflect the market value of the unit. Recent sales within Trinity Village Terrace as well as other comparable housing projects in the community at that time will dictate the transfer price. If the person(s) leaving the unit (or their estate) and Trinity Village Terrace cannot agree on a market price, two independent real estate appraisers will be retained to undertake a market appraisal of the townhome unit. The market price will be set at the average of the two appraisals.


What Types Of Monthly Fees Will Be Charged?

All residents will pay a monthly fee to Trinity Village Terrace to cover their proportionate share of property management, maintenance and a reserve fund (to pay for replacement of major elements of the project over time). Residents of Trinity Village Terrace are responsible for their own hydro, gas, water, water heater rental, cable TV and telephone charges. It is anticipated that, for the first year of operations, the monthly fee (excluding municipal property taxes) will be approximately 17 cents per square foot area of your townhome unit per month.


Am I Responsible For Maintaining My Townhome?

Lutheran Homes Kitchener-Waterloo, as the developer / owner of Trinity Village Terrace, will arrange for routine maintenance of your townhome unit. Therefore, there is no need for Trinity Village Terrace residents to be directly responsible for ongoing maintenance decisions. Trinity Village Terrace will arrange for the ongoing exterior maintenance of the project (lawn cutting, snow removal, roofing, walkways and exterior lighting, etc.). For minor maintenance and repair within your townhome unit you will contact Trinity Village Terrace directly who will assist you or help you to arrange for the necessary service work.


When Is A Potential Purchaser Required To Make Payments?

A $5,000 down payment will be required at the time you sign the Life Equity Reservation Agreement to reserve your townhome unit. Additional payments shall be made to Trinity Village Terrace upon signing the Life Equity Occupancy Agreement.
